Our Document Checklist
Property fraud is common when documents are not checked. Before you pay any token or advance, we go through this checklist with you:
- Seller's CNIC matches the owner on the Fard / registry
- Latest Fard-e-Malkiat obtained from the land records centre
- No dispute, mortgage or stay order on the property
- For society plots: approval status checked on the official authority list (LDA / RDA / CDA)
- Written agreement (iqrar nama) with clear payment schedule
Common Questions
What is the difference between Fard, Registry and Intiqal?
The Fard-e-Malkiat shows who currently owns the land in the revenue record. The registry (sale deed) is the registered document of sale, and the intiqal (mutation) updates the revenue record in the buyer's name. We guide you through each step.
How big is a marla?
In most housing societies one marla is 225 sq ft, while older revenue measurements use 272.25 sq ft. Use our area converter and always confirm which measurement the seller is using.
Can I buy property while living abroad?
Yes. We arrange video visits and share documents with you. The transfer can be done through a family member using a power of attorney attested by the Pakistan embassy or consulate where you live.
How do you check if a housing society is approved?
Development authorities such as LDA (Lahore), RDA (Rawalpindi) and CDA (Islamabad) publish lists of approved and illegal schemes. We check the society against the official list before recommending it.
